Everything you need to know about staying with our international community off-season in Paralio Astros. If your question isn’t answered here, just message us — we answer quickly.

1. About Arcadian Living

Who are you?

We are a Greek-international community of digital nomads, “snow birds”, (solo) travellers and changemakers, plus the locals who host us. Our members come from the Netherlands, Germany, Poland, Canada, Greece and beyond, and stay a few weeks or several months, mostly off-season.

The story started in September 2014, when local people who care about developing this region met foreigners who love Greece and share the dream of bringing life back to half-empty villages. Since 2022, more and more of us stay for several months at a time.

Who is this for?

Anyone who wants a quiet, safe and affordable base by the sea: remote workers, solo travellers (including solo female travellers), couples, families with children, part-year pensioners, and people travelling with pets. You are welcome for a monthly stay, or for a short visit first to meet us and see the place.

2. Location & getting here

Where exactly is Paralio Astros?

On the east coast of the Peloponnese, in Arcadia, Greece. It is a small seaside town — everything is within walking distance.

Which airport do I fly into?

  • Athens (ATH) — about 2.5 hours away. Direct bus from Ktel Kifisou, by car, or with a private car transfer.
  • Kalamata (KLX) — about 1.5 hours by car; by bus via Tripoli, or with a private car transfer.

Just ask us if you would like us to arrange a car transfer.

Do I need a car?

No. It is a small beach town, so you can walk to all the shops and buy fresh fruit and vegetables daily. A car is useful for day trips into the mountains and around the region, but it is not needed for everyday life.

3. Accommodation & rates

What kind of accommodation do you offer?

Three types, all 1–5 minutes on foot from the beach:

  • Holiday studios with a kitchenette — this is our Community Hub, located between the two beaches. Each studio has a sleeping area, a compact kitchen with a fridge, a table and chairs, and a private bathroom.
  • Hotel rooms with a private bathroom and a shared kitchen.
  • Standard apartments with a full-size kitchen and a washing machine.

Rates apply October to the end of May (excluding the Easter period), subject to availability, and to a limited number of apartments. Prices for June–September and for larger apartments on request.

What are “utilities”?

Electricity is charged at €0.50/kWh, plus water and sewage. In practice this is usually €100–120 per month, but it depends entirely on your usage — thanks to solar water heating in some studios it can be as low as €50.

What is included in the rent?

  • High-speed internet
  • Weekly housekeeping, with a change of linen and towels
  • Breakfast: complimentary coffee and toast with marmalade, or cake
  • 10% discount at our beauty salon
  • Access to community events, trips and activities (some at extra cost)

What costs extra?

  • Utilities (see above)
  • Full continental breakfast — €5 per day
  • Laundry — €5 per load
  • Trips, yoga classes, festivals and other activities

How does payment work?

Monthly rent is paid in advance. A separate security deposit for utilities is also required.

What is the minimum stay?

The discounted monthly rates start from a 2-month stay. Shorter stays are possible at the 1-month rate, and you are also welcome for a short visit to meet us and check out the place before committing to a longer stay.

4. Everyday life in Paralio Astros

Where can I swim?

There are two beaches, on opposite sides of the town. If it is windy on the front beach, you can simply walk over to the other one for calm, wave-free water.

Can I walk to the supermarket?

Yes — all shops are within walking distance, and you can buy fresh fruit and vegetables every day.

Where can I wash my clothes?

  • Holiday studios and hotel rooms: request laundry at reception (€5 per load), or use the local laundry (from €15 for a 30 °C wash plus drying).
  • Standard apartments: a washing machine is provided in the apartment.

Can I bring my dog?

Yes. Several of our locations accept animals, and the community is pet-friendly. Please tell us about your pet when you enquire so we can put you in the right place.

Is it suitable for children?

Yes — the town is quiet, safe and child-friendly, with beaches a few minutes’ walk away. Paralio Astros is a popular family tourism destination.

5. Community, activities & discounts

What happens in the community?

Meet-ups, events, trips and workshops throughout the off-season. Locals organise events and bring in specialists from abroad to support the development of the region. Members share knowledge on healthy living, growing food, and much more. The area is also ideal for walking, hiking, cycling and day trips.

Where can I practise yoga?

Yoga with Adonia takes place every Tuesday and Thursday at 4 p.m., in the Police Station building, in the room opposite the office. Contribution: €5 per hour. Classes also run in Astros and the surrounding area.

6. Booking & contact

How do I reserve a studio?

Contact us with your dates, the number of people, and any special requirements (pets, workspace, size of apartment). We will confirm availability and send you a personalised offer. For a specific accommodation request, simply send us a message.
